Renovations are all very exciting. So exciting, that people often get carried away and start making changes to their homes that fulfill their desires and solve their issues. Thus, overlooking the whole point of a pre-sale renovation – to upgrade your existing home while appealing to the masses.

It can be so easy to get caught up in what you think will look best for the property but it’s important to make sensible home improvement decisions that aren’t going to break your budget. For advice about what to avoid in your pre-sale renovation, look no further:

 

1. REPAINTING

While it might feel amazing to spread a fresh coat of paint across walls to bring them back to life, it’s not always the best idea. This is simply because of the effort involved with repainting a home. There’s no point doing a couple of walls either, you really need to be doing the whole thing and after prepping the walls, colour matching and repainting – it’s really not worth it.

If the paint in your home is already a neutral base, there’s no need to go decorating the walls with fancy colours when you can boost any home with the right décor for a fraction of the price with minimal effort. It’s also important to keep in mind that if you’re planning on selling your home, bold, brave colours are not always a good choice when trying to appeal to wide audiences.

 

2. FLOORING

Think very carefully about floor coverings. It’s not uncommon to see brand new carpet be ripped up because the new owner preferred timber floors or had different ideas than the previous owner. Unless your floors are badly stained, damaged or just plain ugly and outdated, it’s not always in the best interests of the sale to go replacing floors unnecessarily.

 

3. POOLS

It’s something of an Australian dream having a pool of your very own in the privacy of your backyard. In our summer climate especially; it feels like a necessity. The only problem is that they are of course very expensive to buy and install (+30K). What’s more is that they’re also super expensive to maintain - think chlorine, filters and the time it takes to scoop out the gunk. Many of us are lucky enough to be close enough to the ocean or at least a public pool of some kind so save yourself the hassle and invest your money elsewhere!

 

4. CUSTOMIZATIONS

Sometimes customizations are the things that put a home ahead of the pack, other times they can be the biggest deterrents. Just because you appreciate an open plan wet room instead of a private bathroom doesn’t mean everyone else will too. You don’t want new prospective buyers to feel disadvantaged by these special changes in any way. There are plenty of ways you can make your home feel unique and quirky through furniture, fixtures and fittings.

People renovate to maximize their sale price to the best of their abilities. Going OTT with your pre-sale renovation is a quick way to blow your budget and put you in danger of pigeonholing your target market. Instead, stick to the basics and look for ways to broaden your property’s appeal.
